Course Description

Appraisal business structures come in many different forms and sizes.  By far the most common Appraisal business consists of one appraiser working from a home office.  While this structure poses many opportunities, one significant challenge is that there is little opportunity to have open discussions with peers.  Appraisers who are in an office environment are more likely to have their work reviewed by peers or managers and given feedback on those appraisals.  This course will give the participant the opportunity to review other participants’ work and give anonymous feedback and to receive anonymous feedback.  We will be using the Utah Division of Real Estate, Experience Review Form as the format in which to provide the feedback.

Learning Objectives:

·         Discuss Appraisal Report Organization

·         Discussion on the proper use of Templates, Cloning/Merging & Quicklists.  How to make sure each report is specific to the property being appraised.

·         Create a USPAP compliant workfile.  (inadequate workfiles are a top weakness in appraisals)

·         Discuss how much adjustment support should be in the appraisal vs. in the workfile.

·         Effectively communicate appraisal results to the client/reader

·         Discuss review techniques and complete a review on a participant's appraisal.

·         Receive peer feedback on the appraisal you provide via the State Experience Review Form.

Please Bring:

·         1 appraisal completed on a 1004 form.  Client name/Address and appraiser name/Address/license # redacted.  You will be instructed on how to identify the appraisal while maintaining your anonymity.

·         The appraisal you bring should not be a slam dunk cookie cutter with no adjustments.  This is your opportunity to get feedback from your peers.  If the property has no interesting aspects, your opportunity for feedback will be limited.

·        Pen or pencil & highlighter.  You will be provided a printed out review form that you will fill out with pen/pencil.  Highlighter will be used on the appraisal being reviewed.


No one will know whose appraisal is being reviewed!  Your appraisal will be confidentially returned to you at the end of the class.
